Typically the camp season will run from May 15 through until October 15. The water park would typically open mid-june and close up the end of September, weather depending.


Your base rent covers your camping season site rental for May through October. Upon renewing your site rental, you are then allowed to store your RV on your site throughout winter at no charge. Additionally, we have staff onsite year round.

BarW is not an overnight, or weekend campground. It is an annual seasonal RV resort. This is not a party campground! BarW RV Resort has been created for the enjoyment of families and the relaxation of retirees. Our rules support this.



Yes, should you choose not to go through with your rental, your full $500 deposit will be refunded.

BarW RV Resort is located near Stettler, Alberta on the South Shore of Buffalo Lake. It is approximately 1Hr,45Mins drive South of Edmonton, 2Hrs,15Mins drive Northeast of Calgary and 40Mins drive mostly East of Red Deer. Our address is 241 Bay View Street, Rochon Sands, Alberta. You can GPS that address to verify time of drive from your home.



BarW RV Resort is open. All 314 individual sites are complete. The playground and the pickleball courts are finished. The Store/ Laundry/ Grille/ Washroom building is complete with more items added to the shelves every day. The Water Slide/ Swimming Pool/ Sprinkler Park have a completion target date of end, June 2024. Our construction staff and contractors are currently doing an amazing job, but of course much of the remaining fixtures are outside and have been somewhat delayed with the wintery March/April/May months. As far as the main utilities, the 50 amp power is in and on, community sewer is done, and the County is finalizing the water line connection. For about another week we will be hauling water for the campers at no cost.


No, if you are looking for more of a mountain-like, heavily treed resort, BarW is not that. The original use of the lands was as a cattle meadow. Now, we have already planted close to 200 8-10 foot spruce trees, 100 4-6 foot spruce trees and another 350 trees are scheduled for planting throughout the 314 sites in 2024 and 2025 so as the property matures we will have good tree coverage. But on the plus side, our views of beautiful Buffalo Lake are amazing any time of the day!


We took over the property in Fall, 2019, after another project group was unable to advance the development. We obtained a new Development Permit and have successfully moved the project forward. We hope to see you soon.
